A home-loan benefit earned through service

VA Home Loans

VA-backed financing can offer powerful purchase and refinance benefits for eligible service members, veterans, and qualifying surviving spouses.

Understanding the option

Use the VA benefit with a plan built around eligibility and affordability.

Private lenders make VA loans, while the Department of Veterans Affairs guarantees a portion of the loan. Eligibility is documented through a Certificate of Eligibility, and the lender still evaluates income, credit, debts, occupancy, and the property.

Eligible borrowers may have access to no-down-payment financing and no monthly private mortgage insurance, but a VA funding fee may apply unless an exemption is confirmed. We explain the benefit, costs, residual-income review, and property milestones clearly.

VA Home Loans FAQs

Answers to the questions clients ask first.

Program details vary. These answers provide a starting point for a scenario-specific conversation.

Ask Us a Question
How do I confirm VA loan eligibility?

A Certificate of Eligibility confirms qualifying service and available entitlement information. We can help identify what is needed to request or retrieve it, while the lender separately reviews loan qualification.

Can I use a VA loan more than once?

Often, yes. Prior use, remaining entitlement, restoration, an existing VA loan, loan size, and location can affect the available structure, so the Certificate of Eligibility should be reviewed early.

Do VA loans have mortgage insurance?

VA loans do not use monthly PMI or FHA-style monthly mortgage insurance. A one-time VA funding fee may apply unless the borrower is exempt.
