Eligible rural homeownership financing

USDA Loans

USDA-guaranteed loans may offer no-down-payment financing for qualified households purchasing an eligible primary residence in an approved area.

Understanding the option

Confirm the household and the property—not just the ZIP code.

The USDA Single Family Housing Guaranteed Loan Program works through approved lenders to support eligible low- and moderate-income households in qualifying rural areas. “Rural” eligibility can include communities buyers may not expect, but the exact property address must be checked.

Qualification includes household-income limits for eligibility as well as lender repayment analysis. Primary occupancy, property use, condition, appraisal, guarantee fees, and the ability to meet the full housing expense are also part of the review.

Program details vary. These answers provide a starting point for a scenario-specific conversation.

Ask Us a Question
How do I know whether a property is USDA eligible?

Eligibility is checked through the current USDA property tool and ultimately confirmed for the exact address. A broad rural description or nearby eligible property is not enough.

Does USDA really allow no down payment?

Qualified borrowers may be eligible for 100% financing under the guaranteed program. Closing costs, prepaid items, appraisal results, and available seller or lender credits still affect cash needed.

Can I use USDA financing for a rental or vacation home?

The guaranteed home-loan program is for an eligible primary residence, not an investment or vacation property.
